Enterprise Research Campus Update #108 (Week of September 15, 2025)

As the Enterprise Research Campus (ERC) project continues, we will provide project notifications that outline upcoming and impactful activities, including a map of the area for reference.

Residential/Hotel

Weekend Activities

  • On Saturday, September 13 in the highrise, crews will be laying carpet on the 17th floor and will be painting on the 8th floor. First floor lobby millwork will be underway in the hotel. Elevator and miscellaneous interior activity including flooring, bathroom work are ongoing inside the hotel with punch-list work throughout.
  • On Sunday, September 14, the hotel will have six workers in the elevators and six workers placing flooring.

Weekday/Night Activities

  • Trotting Avenue is open to the public as the midrise and highrise residential buildings (Verra) continue to be occupied.
  • A crane will be loading material near the podium between the buildings.
  • Paver activities continue.
  • Small concrete placements will take place.
  • Punch list work is finishing in the midrise and continuing in the highrise.
  • Fit out work continues in the highrise.
  • Testing and inspections will be ongoing in preparation for a temporary certificate of occupancy in late September in the hotel. Some after-hours interior work will take place.
  • On Monday, September 15 mid-morning, a Boston Fire Department (BFD) fire alarm test with audible alarms inside the hotel will take place. Another BFD test will take place at 5 p.m. on Tuesday, September 16.
  • Other hotel activities include:
    • Elevator installation and start up activity
    • MEP connection and start-up work
    • Framing, drywall and bathroom installation
    • Flooring, millwork and painting
    • Punchlist work
  • Plans are underway for a large crane to load glass to the top of the hotel.

Laboratory and Office Buildings

Weekend Activities

  • On Saturday, September 13, terrace, exterior level 1 hardscape, penthouse mechanical, elevator, interior lobby and miscellaneous work will be underway.
  • On Sunday, September 14, four workers will be installing elevators.

Weekday Activities

  • Level 1 soffit and exterior work is underway.
  • Smaller concrete operations continue.
  • Roof and terrace activities including paver and planting install are underway.
  • Elevators are being installed and inspected.
  • MEP work is ongoing.
  • Mechanical penthouse detail activities continue.
  • Sidewalk concrete prep work at Trotting Avenue will take place.
  • Installing trees, plantings and paver along Axle Way.
  • Granite curb and irrigation work will continue.
  • Bathroom detailing is underway.
  • Millwork, flooring and painting are ongoing.
  • Garage work continues.
  • Permanent power energizing is anticipated this month.

Treehouse Conference Center

Weekend Activities

  • On Saturday, September 13, multiple activities will be underway including wood panel and façade installation and some roof activities will occur. Interior work includes flooring, ceilings, elevator and miscellaneous work including MEP finish activity.
  • On Sunday, September 14, approximately 20 workers including three on the 3rd-floor terrace, façade installers and others doing interior electrical, carpentry and miscellaneous activities.

Weekday/Night Activities

  • A site crew will be excavating to finish pavers.
  • Trees will be planted.
  • Wood trim panels and other façade installation on the Western Avenue side will be underway on three shifts from 7 a.m. to 6 a.m.
  • Electricians, masons and elevator workers are also working two shifts inside the building.
  • Roof detail and terrace activities continue.
  • A vacuum truck will be used in placing footings for a future tent.
  • Elevator work is underway.
  • MEP finish and start-up activities are ongoing
  • Building systems start-up, testing and inspections in preparation for temporary certificate of occupancy in late September are underway.
  • Flooring and ceiling work continues.
  • Bathroom and kitchen work continues.
  • Painting is underway.
  • Mill work is ongoing.
  • Loading dock work is finishing up.
  • AV and security work are underway.
  • Punchlist activity has begun.

Greenway

Weekend Activities

On Saturday, September 13, pavers will be installed on the shared-use path, and reclaimed boulders will be installed.

Weekday Activities

  • Landscaping crews will install pavers in the grove area at the shared-use path.
  • Water feature concrete will be placed.
  • Reclaimed boulders are being installed.
  • Footings for bio-swales are being placed. Wood decking in this area will be installed.
  • Trees are being planted.

Streetscape and Western Ave

Weekend Activities

  • On Saturday, September 13, curb cuts will be taking place along Western Avenue and curbs will be set along site roadways.

Weekday/night Activities

  • Pedestrians will be intermittently shifted to the Harvard Business School side of Western Avenue while crews work at the fence line, installing curbing and prepping sidewalks for concrete.
  • Paving will be installed on Trotting Avenue, north of the loading dock.
  • Conduits will be installed along Milestone.

Building Mock-Ups

  • Building mockups are on the corner of Hague and Rotterdam Streets.

Eversource Conduit Project

  • Eversource electrical manhole work and splicing continues along Western Avenue and at Trotting Avenue. This public utility work is not under the supervision of ERC.

General

  • The projects work hours are Monday through Friday, 7 a.m. and 6 p.m. and Saturdays/Sundays/off hours as permitted by the City of Boston from 7 a.m. to 6 p.m.
  • Drones will be in use bi-weekly to monitor construction progress on site.
    • Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.
    • Weekly flights are weather dependent and are scheduled one weekday morning.
    • A drone is scheduled to fly on Thursday, September 18, at 3 p.m.
