Enterprise Research Campus Update #99 (Week of July 14, 2025)

As the Enterprise Research Campus (ERC) project continues, we will provide project notifications that outline upcoming and impactful activities, including a map of the area for reference.

Residential/Hotel

Weekend Activities

  • On Saturday, July 12, many activities will be taking place including paving activities off Trotting Avenue and near the high-rise residential building with several boom lifts operating and workers on staging for panel installation. First floor work will take place in the buildings. Elevator and miscellaneous interior work is ongoing in all three buildings.
  • On Sunday, July 13, inside the high-rise building a crew of eight will be working inside the elevator shafts, another eight will be onsite to conduct cleaning operations, and 18 workers will be installing carpeting. Outside the high rise building, 12 workers will be installing pavers, 20 will be installing panels and five will be installing overhead protection above newly installed pavers in the former hoist area.

Weekday/Night Activities

  • Various testing and inspections will be ongoing in preparation for a temporary certificate of occupancy later this week in the midrise residential building.
  • Trotting Avenue is being prepared for a partial opening after occupancy.
  • Crews are scheduled to work in the evenings and nighttime at the high-rise, exterior façade from 3 p.m. to 5 a.m. on swing staging the former hoist infill area with portable light towers pointed at the building.
  • Paver activities and possible interior highrise work will occur from 11 p.m. – 7 a.m.
  • Exterior wall sheathing, panel clips and green exterior panels are being installed on the highrise building.
  • Ground floor work is underway on the highrise, including soffit panel installation using lifts at the hotel.
  • Mast climber scaffolding and swing staging are set up on the high-rise building.
  • Elevator installation and start up activity continues.
  • Smaller concrete operations continue.
  • MEP work is ongoing.
  • Framing, drywall and bathroom installation are taking place inside the buildings.
  • Flooring and painting are underway.

Laboratory and Office Buildings

Weekend Activities

  • On Saturday, July 12, the concrete pad at the former hoist area will be demolished. Exterior first floor work and roofing activity, weather permitting, will be underway. Interior drywall, elevator work and MEP work in the penthouse as well as general clean-up activities will occur.
  • No work is scheduled for Sunday, July 13.

Weekday Activities

  • A crane will be finishing on site to install infill curtainwall where the hoist was located.
  • Boom lifts are active around the perimeter of the buildings.
  • Level 1 soffit and exterior work is underway.
  • Smaller concrete operations continue.
  • Roof activities are underway.
  • Elevators are being installed and inspected.
  • MEP work is ongoing.
  • Mechanical penthouse activities continue.
  • Masonry work continues.
  • Pre-clear, structural soil backfill and granite curb will take place on the east side of the buildings.
  • Framing, drywall and bathroom install are underway.

Treehouse Conference Center

Weekend Activities

  • On Saturday, July 12, a crane will be on site for some start up roof work, and cistern tank install work will take place. Interior work includes flooring, ceilings, elevator and miscellaneous work including MEP activity.
  • No work is scheduled for Sunday, July 13.

Weekday/Night Activities

  • A small crew is scheduled to work on the facade from 3 to 11 p.m. using lifts.
  • Wood trim panels and other façade installation continue.
  • Duct bank excavation and install is occurring.
  • Framing and drywall continue.
  • Elevator work is underway.
  • MEP activities are ongoing.
  • Flooring and ceiling work continues.
  • Small concrete placements will take place.
  • Bathroom work continues.
  • Painting is underway.

Greenway

Weekend Activities

  • On Saturday, July 12, irrigation sleeves are being installed on the shared-use path.

Weekday Activities

  • Landscaping crews continue prepping for hardscape.
  • Light pole bases are being installed.
  • Utility and backfilling work are underway for water features.
  • Outcropping (boulder) install continues.

Streetscape

Weekend Activities

  • On Saturday, July 12, sidewalk and curbing work will take place.

Weekday Activities

  • Paver install continues north of the loading dock on Trotting with preclearing needed. Sidewalks, curbing, paver install near the buildings. Piping will continue to be installed along Milestone St.

Building Mock-Ups

  • Building mockups are on the corner of Hague and Rotterdam Streets.
  • A pedestrian pathway from the Hague Street lot to the street is installed.

Eversource Conduit Project

  • Eversource electrical cabling will be taking place in the future along Western Avenue. This public utility work is not under the supervision of ERC.

General

  • The projects work hours are Monday through Friday, 7 a.m. and 6 p.m. and Saturdays/Sundays/off hours as permitted by the City of Boston from 7 a.m. to 6 p.m.
  • Drones will be in use bi-weekly to monitor construction progress on site.
    • Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.
    • Weekly flights are weather dependent and are scheduled one weekday morning.
    • A drone is scheduled to fly on Thursday, July 17, at 3 p.m.
