Enterprise Research Campus Update #68 (Week of December 2, 2024)

All project sites will be closed on Thanksgiving, Thursday, November 28, 2024.

As the Enterprise Research Campus (ERC) project continues, we will provide project notifications that outline upcoming and impactful activities, including a map of the area for reference.

Residential/Hotel

  • On Saturday, November 30, a large crane will be set up on Trotting Avenue to load mechanical equipment onto the roof of the hotel. This activity will begin with parts of the crane arriving at 6 a.m. and continuing to 6 p.m.  Dismantling of the crane may go until 8 p.m. Roofing activities and miscellaneous interior work will take place.
  • The high-rise building has topped off at level 18.
  • The mid-rise residential building has topped off at their mechanical penthouse at level 9.
  • Windows, exterior sheathing, framing and waterproofing are being installed on the residential buildings.
  • Exterior panel installation is ongoing at the hotel.
  • A suspended scaffolding deck like under a bridge is set up on the underside of the cantilever section at the hotel.
  • Elevators are being installed.
  • Other smaller concrete operations continue.
  • Roofing activities are underway.
  • MEP work is ongoing.
  • Framing is taking place in certain areas of the building.
  • Temporary heaters are being set up.

Laboratory and Office Buildings

  • The west tower crane will be dismantled and removed from site beginning next Friday into the weekend requiring after hours work. This work is weather dependent.
    • The arrival and assembly of a large crane with another assist crane will begin at 5:30 a.m. on Friday, November 29.  Trucks will be arriving on site to begin removing tower crane parts at noon. Crews will work until 6 p.m.
    • On Saturday, November 30, starting at 6 a.m. to 6 p.m. crews will continue to dismantle the crane with approximately 18 truckloads of crane parts will be removed from the site, entering and exiting at both the Hague Street and Milestone Street gates.
    • On Sunday, December 1, starting at 6 a.m. to 6 p.m. finishing the tower crane removal activities including disassembly and removal of the large crane and its assist crane.
  • On Saturday, November 30, miscellaneous mechanical work on the penthouse and general cleanup will also be underway.
  • State police-escorted oversize trucks will deliver air handlers on Wednesday, December 4, Thursday, December 5 and Friday, December 6 at 5 a.m. The tower crane will be used to unload the trucks after 7 a.m.
  • The site’s tower crane is operational. It is designed to move or “weathervane” in the wind.
  • Exterior curtain-wall panels are being installed during the week.
  • Smaller concrete operations continue.
  • Both east and west buildings structural steel have topped off.
  • Roof activities are underway.
  • Spray-on fireproofing continues.
  • MEP work is ongoing.
  • Masonry work continues.
  • Temporary heaters are being set up.

Greenway

  • Drainage structures and pipe installation are underway.
  • Concrete activity for the rainwater storage tank will continue.
  • Backfilling continues.
  • Bulk excavation is complete.

Treehouse Conference Center

  • Mass timber activities will take place on Saturday, November 30. A crane will be in operation.
  • Mass timber deliveries and installation on the third floor deck continue with a crane operating during the week.
  • MEP activities and miscellaneous utilities are ongoing.

Waterline Installation on Western Ave.

  • Relocation of the fence line back closer to Western Avenue has begun with line striping to follow on either Friday or Tuesday nights, November 29 or December 3.

Building Mock-Ups

  • Building mockups are on the corner of Hague and Rotterdam Streets.

Eversource Conduit Project

  • Eversource duct bank installation by G. Greene Construction is underway along Western Avenue after hours, typically from 8 p.m. to 5 a.m. This public utility work is not under the supervision of ERC.

General

  • The projects work hours are Monday through Friday, 7 a.m. and 6 p.m. and Saturdays/off hours as permitted by the City of Boston from 7 a.m. to 6 p.m.
  • Saturday work is scheduled to take place starting at 7 a.m.
  • Hoists (exterior construction elevators) are operating on the residential, hotel and lab buildings.
  • Intermittent use of power trowels for concrete finishing and layout for concrete placement may take place after 6 p.m.
  • Drones will be in use bi-weekly to monitor construction progress on site.
    • Drones will be operated by licensed pilots in accordance with Harvard University and the City of Boston regulations.
    • Weekly flights are weather dependent and are scheduled one weekday morning.
    • Drones will be flying at 8 a.m. on Thursday, December 5.
